Water filters for rentals
Anything that does not alter the property is straightforward. Anything that drills, tees into a supply line, or fixes to the structure needs the landlord's written agreement first.
The line between what needs permission and what does not
Anything that does not alter the property is yours to do. Countertop units, faucet-mount filters, and filter jugs need no permission because nothing is drilled, nothing is cut into the supply, and nothing is left behind.
Anything that alters the property needs the landlord's written agreement. That includes teeing into the supply line under the sink, drilling the worktop or sink for a dedicated tap, and fixing anything to the structure.
The test is simple. If removing it would leave a hole, a cut pipe, or a fitting that was not there before, ask first. Get the answer in writing, because a verbal agreement with a letting agent has a way of not surviving a change of agent.
What actually works well in a rental
A countertop tankless reverse osmosis unit is the strongest option available to most tenants. It gives the same contaminant coverage as an under-sink system, it needs only a worktop position and an outlet, it drains into the sink, and it goes with you when you move.
Faucet-mount filters certified under NSF/ANSI 53 cover lead at the tap and cost very little, which matters if you are in an older building and want protection without a conversation with anyone.
Filter jugs are the least capable option but they are genuinely adequate when the complaint is chlorine taste and the tenancy is short.
What is not worth it, and how to ask if you want more
Whole-house systems and softeners are poor value in a rental. Both are fixed to the building, both are expensive, and neither belongs to you at the end of the tenancy. We will say so rather than quoting for one.
If you do want an under-sink system, the approach that tends to succeed is a specific written proposal: the equipment, the fact that a licensed contractor will fit it, that it will be removed and the plumbing made good at the end of the tenancy, and that you carry the cost. Landlords refuse vague requests far more often than specific ones.
Where the water problem is a genuine habitability issue rather than a preference, that is a different conversation and the responsibility usually sits with the landlord rather than with you.
The constraints that decide what is possible
These are checked before any equipment is discussed, because in this kind of property they rule options in and out before water quality does.

Permission and approval
Countertop and faucet-mount units normally need no permission at all. Under-sink systems usually do.

- Reverse osmosis, tankless. A pumped membrane system that produces water on demand rather than storing it, so it takes far less cabinet space and can sit on a counter. No permanent alteration required in the right configuration.
- Under-sink carbon filters. A carbon block cartridge on the cold line under the sink. No permanent alteration required in the right configuration.
- Lead reduction filters. Point-of-use filters certified for lead under NSF/ANSI 53. No permanent alteration required in the right configuration.
- PFAS reduction systems. Reverse osmosis or a certified activated carbon system aimed at per- and polyfluoroalkyl substances. No permanent alteration required in the right configuration.
What this equipment will not do
- Water at any other tap in the property.
- Operation during a power cut, because the booster pump needs electricity.
- Hardness in the rest of the house.
Problems that come up in these properties
- Chlorine and chloramine taste. Confirm with free and total chlorine test strip, plus the utility report for the disinfectant type.
- Lead in drinking water. Confirm with certified laboratory analysis of a first-draw tap sample.
- PFAS. Confirm with certified laboratory analysis using an epa-approved pfas method.
How the work is done
- Free water testing. Typically 45 to 60 minutes.
- Under-sink reverse osmosis installation. Typically 2 to 4 hours.
- Maintenance and filter replacement. Typically 30 to 90 minutes per visit.
- System relocation. Typically half a day at each end.
