You are the water utility

A public water system has operators, a sampling schedule, a regulator, and a published annual report. A private well has you. There is no monitoring, no notification if something changes, and no one who will tell you that last spring's rainfall moved something into your aquifer.

That is the single most important fact about well ownership, and it reframes testing from an optional precaution into the basic maintenance of a system your household drinks from.

The recommended minimum is annual testing for total coliform and E. coli, nitrate, and pH, with hardness, iron, and manganese included because they shape everything about equipment selection. Arsenic, radon, and PFAS are added where geology or nearby land use makes them plausible.

Why a package system is the wrong purchase

Well water systems are sold as packages because packages are easy to sell. They are a poor way to spend money, because two wells a short distance apart can need entirely different equipment.

A package sized for iron and hardness does nothing about arsenic. One with ultraviolet but inadequate pre-filtration will underperform from the first month. One with a softener where the real problem is low pH will scale its own resin while the copper pipework continues to dissolve.

We will not specify well treatment without a laboratory test no more than twelve months old. That is not a sales policy. It is the only way the equipment has a chance of matching the water.

Treatment is downstream of the well, and some problems are not treatment problems

We install treatment after the pressure tank. Well construction, casing repair, pump work, and yield problems belong to a licensed well contractor, and we refer rather than attempt them.

That distinction decides the right response to a positive bacteria test. If contamination is entering through a failed well cap, a cracked casing, or a wellhead that floods, the repair comes first, then shock chlorination, then a retest. A UV lamp fitted over an unrepaired intrusion treats the symptom and conceals the fault.

Once treatment is running, retest to confirm it is doing what it was specified to do, then continue annually. A treatment train matched to a five year old test is matched to water that may no longer exist.

The constraints that decide what is possible

These are checked before any equipment is discussed, because in this kind of property they rule options in and out before water quality does.

  • A current laboratory test is required before any equipment is specified
  • Multiple stages often needed, in the correct order
  • Power and drain required for most configurations
  • Annual retesting, which is the owner's responsibility alone

Permission and approval

Well construction and yield work is separate from treatment and needs a licensed well contractor.

Equipment that suits this setting

  • Well water systems. A treatment train assembled around a current laboratory test, in stages.
  • Ultraviolet disinfection. A lamp that inactivates bacteria, viruses, and protozoa as water passes through.
  • Iron and manganese removal. Oxidation followed by filtration, sized to the form and concentration of iron present.
  • Acid neutralisers. A calcite or magnesia bed that raises the pH of acidic water, which stops it dissolving copper out of the pipes it runs through.
  • Sediment filters. A mechanical filter that captures sand, silt, rust flakes, and other particles.

What this equipment will not do

  • Anything the test did not look for. A basic panel does not cover arsenic, radon, or PFAS unless requested.
  • Changes in the well over time, which is why annual testing matters.
  • A failing well casing or a septic system too close to the wellhead. Those are construction problems, not filtration problems.
