Somebody else wrote the specification

This is the only property type on this list where the water requirement is usually published by a third party. Espresso machine manufacturers state a required incoming water quality, typically a hardness and alkalinity range plus limits on chloride and total dissolved solids, and the equipment warranty depends on meeting it.

That changes the order of work. Bring the manufacturer's specification to the first visit, because it decides the design more than a water test does. The test then tells us how far the incoming supply is from the target.

Brewing operations work the same way, at larger volume and with more interest in the mineral profile itself, because water chemistry affects extraction and fermentation rather than just protecting the equipment.

Purer is not better

The most expensive mistake in this category is fitting reverse osmosis and plumbing it straight to the machine. Water that is too pure extracts badly, tastes flat, and in some equipment is actively corrosive because it is aggressive towards metal.

The usual arrangement is reverse osmosis followed by controlled remineralisation, or a blend valve that mixes treated and untreated water back to a target hardness. Either way the goal is a number, not maximum purity.

Alkalinity is the parameter most often overlooked. It buffers acidity during extraction, and coffee pulled on water with the wrong alkalinity tastes wrong in a way that is hard to diagnose from the cup.

Scale is the failure everyone has seen

Untreated hard water will scale a boiler and a group head, and in a busy shop that happens in months rather than years. The symptoms arrive gradually, as longer recovery times and inconsistent temperature, which is why it is often diagnosed as a machine fault first.

Softening protects against it, and on this equipment it is protecting a capital asset rather than a domestic appliance. That is the honest economic case and it holds at genuinely hard levels.

Ice matters too where drinks are served cold. Ice machines are among the least forgiving equipment in a commercial kitchen and carry their own filtration requirement.

Changing filters on volume, not on a calendar

Commercial beverage filters are rated in gallons rather than in months, and a busy shop can exhaust a cartridge in a quarter of the time a quiet one takes. Changing on a calendar in this setting either wastes capacity or runs past it.

Most commercial installations should have a meter, and the cartridge is changed against throughput. It costs very little at installation and it removes the guesswork entirely.

Where there is no meter, the practical proxy is bags of coffee or kegs produced, both of which the business already tracks. Convert that into an interval once and it will be more accurate than a date.

The constraints that decide what is possible

These are checked before any equipment is discussed, because in this kind of property they rule options in and out before water quality does.

  • A target hardness and alkalinity range rather than simply softer water
  • Remineralisation is often needed after reverse osmosis, because water that is too pure extracts badly
  • Filter changes tied to volume through the machine rather than to a calendar

Permission and approval

Bring the equipment manufacturer's water specification to the first visit. It decides the design.

Equipment that suits this setting

  • Commercial ice machine and beverage filters. Scale and chlorine control sized to the throughput of ice machines, coffee brewers, and beverage dispensers.
  • Reverse osmosis, tank. A membrane system under the sink that produces treated water to a dedicated tap and stores it in a small pressure tank.
  • Water softeners. An ion exchange system that swaps calcium and magnesium for sodium or potassium, which is the only method that actually removes hardness minerals from the water.
  • Under-sink carbon filters. A carbon block cartridge on the cold line under the sink. No permanent alteration required in the right configuration.

What this equipment will not do

  • Health contaminants, unless a stage certified under NSF/ANSI 53 is included.
  • Equipment already scaled, which needs descaling first.
  • Water at other outlets in the building.

Problems that come up in these properties

  • Hard water. Confirm with hardness test strip or titration kit, in grains per gallon.
  • Chlorine and chloramine taste. Confirm with free and total chlorine test strip, plus the utility report for the disinfectant type.
  • Lead in drinking water. Confirm with certified laboratory analysis of a first-draw tap sample.
  • PFAS. Confirm with certified laboratory analysis using an epa-approved pfas method.
