Scale is what you are really paying for

In a commercial kitchen the case for filtration is written in service invoices. Ice machines, combination ovens, dishwashers, and espresso equipment all heat or freeze water, and hardness deposits fastest exactly where that temperature change happens.

The failure is gradual, which is why it is expensive. Efficiency drops, cycle times lengthen, ice turns cloudy and soft, and eventually a component goes. By the time the symptom is obvious the equipment has been running inefficiently for months.

Many manufacturers now make filtration a condition of warranty for this reason. Before specifying anything we read the equipment documentation, because meeting its stated requirement is often the whole brief.

Sizing for a kitchen, not a kitchen sink

Commercial cartridges are rated in gallons rather than months, and that distinction matters more here than anywhere. A busy site can push a cartridge through its full rating in weeks.

Changing on a calendar therefore either wastes cartridges or runs them long past exhaustion. We size on the equipment's rated consumption and your actual trading pattern, then set an interval from that and keep a log.

Redundancy is worth costing properly. A single manifold means ice service stops during a cartridge change. A twin manifold or a bypass costs more up front and pays for itself the first time a filter is changed mid service.

The coffee exception

Completely soft water makes poor espresso. Extraction depends on some mineral content, and many boilers use conductivity-based level probes that misread in water with almost nothing dissolved in it.

So the specification behind a coffee machine is usually blended or partially softened water rather than fully treated, and a filter sold on removing everything is the wrong choice. Several equipment manufacturers publish a target range, and where they do we specify to it.

This surprises people who assume purer is always better, and it is a good example of why the equipment documentation matters more than a general assumption about water quality.

Scheduling around service

An installation that closes a kitchen during service costs the business far more than the work itself, so almost all of this happens outside trading hours. For most restaurants that means early morning, before deliveries and prep.

Cartridge changes need the same thought. A single manifold means ice or beverage service stops while a filter is swapped, which is why we usually recommend a twin arrangement or a bypass on anything the operation depends on.

The constraints that decide what is possible

These are checked before any equipment is discussed, because in this kind of property they rule options in and out before water quality does.

  • Throughput is far higher than residential, so cartridges are rated in gallons not months
  • Work usually has to happen outside trading hours
  • Manufacturer warranty conditions may specify a filtration standard
  • Scale is the main equipment killer

Permission and approval

Leased premises normally need landlord consent for plumbing alterations.

Equipment that suits this setting

  • Commercial ice machine and beverage filters. Scale and chlorine control sized to the throughput of ice machines, coffee brewers, and beverage dispensers.
  • Water softeners. An ion exchange system that swaps calcium and magnesium for sodium or potassium, which is the only method that actually removes hardness minerals from the water.
  • Sediment filters. A mechanical filter that captures sand, silt, rust flakes, and other particles.

What this equipment will not do

  • Health contaminants, unless a stage certified under NSF/ANSI 53 is included.
  • Equipment already scaled, which needs descaling first.
  • Water at other outlets in the building.
