Water filters for co-ops and condos
In shared buildings the binding constraint is usually approval rather than plumbing. Most boards have a written process, and it takes longer than the installation does.
Approval is the schedule, not the plumbing
In a co-op or a condo the installation itself is rarely the hard part. A point-of-use filter in a kitchen cabinet is a straightforward job. What governs the timeline is the building's alteration process, and that runs on a calendar nobody on site controls.
Most buildings have a written procedure: an alteration agreement, a description of the work, evidence of contractor insurance naming the building as additional insured, and sometimes a refundable deposit. Some boards meet monthly, so a submission that misses a meeting waits another month.
Start this before you book anything. We can supply the insurance certificates and a written scope for the submission, and we would rather do that at the enquiry stage than have a booked slot expire while paperwork circulates.
What you can and cannot touch
You control the plumbing inside your own unit, generally from the point where the branch leaves the shared riser. You do not control the riser, the building main, or anything serving another apartment, and that rules out whole-building treatment as something you can install for yourself.
In practice this narrows the sensible options to point-of-use equipment, which is usually the right answer in these buildings anyway. If the concern is lead from old pipework, a certified filter at the kitchen tap addresses it more directly than anything at the building main would.
Work hours and lift access are also commonly restricted. A building that allows contractor work only between ten and four on weekdays changes how a job is scheduled, and it is worth telling us that up front.
If the water problem is the building's, not yours
Sometimes what you are noticing is not solvable inside your apartment. Discoloured water throughout the building after work on the mains, low pressure on upper floors, or a persistent smell affecting multiple units are building-level issues, and filtering one kitchen tap treats a symptom while the cause continues.
Raise those with the managing agent, and raise them in writing. Buildings with a shared storage tank, which is common in taller properties, have their own maintenance and cleaning obligations, and a tank that has not been serviced is a building matter rather than a resident one.
We will tell you when that is what we are looking at rather than selling you equipment that cannot fix it.
The constraints that decide what is possible
These are checked before any equipment is discussed, because in this kind of property they rule options in and out before water quality does.

Permission and approval

- Hardness and scale.
- Nitrates, fluoride, and most dissolved salts.
- Bacteria and viruses.

- Lead in drinking water. Confirm with certified laboratory analysis of a first-draw tap sample.
- PFAS. Confirm with certified laboratory analysis using an epa-approved pfas method.

- Under-sink reverse osmosis installation. Typically 2 to 4 hours.
